L&L Holding Company, in partnership with Fortress Investment Group and the Nederlander Organization, is creating a first-of-its-kind full-building promotional platform in the heart of Times Square - TSX Broadway.

Construction is underway at 1568 Broadway, making way for a new 550,000-square-foot, 46-story tower which will incorporate numerous exclusive features, including a permanent outdoor stage suspended 30 feet above Times Square; the largest and most technologically advanced signage and lighting package in Times Square; 10 floors of flexible retail/experiential space and a new, 669-key luxury hotel. As part of the redevelopment, the existing 1,700-seat landmarked Palace Theatre will be elevated 30 feet and secured within TSX Broadway’s third floor where it will undergo a complete $50 million renovation.

The project builds on the rich advertising and entertainment legacy of Times Square to create one building that can deliver an unprecedented range of customer engagement, entertainment and experience.

New York For Real.

Terminal Warehouse embodies the bold, textured realness that defines New York City. From its original wood columns to the steel tracks that run through its core, the grit, power and strength of this building is felt everywhere. With a footprint that spans a full city block, and a history that spans centuries, Terminal Warehouse’s larger than life personality is unlike anywhere else.

L&L Holding Company, in a joint venture partnership with Columbia Property Trust and an institutional investor advised by J.P. Morgan Asset Management, is transforming the historic, former warehouse complex located at 261 11th Avenue into a cutting-edge office and retail destination. The partnership will convert approximately 500,000 square feet of self-storage space to Class-A office use. The partnership will also add modern touches throughout the property while preserving the integrity of the original structure. The redevelopment builds upon both L&L and Columbia’s extensive expertise in undertaking transformations of Manhattan properties.

425 Park Avenue is the first full-block office development on Manhattan’s Park Avenue in nearly 50 years.

Located in the heart of the Plaza District, the epicenter of Manhattan’s office market, this trophy asset, developed by L&L Holding Company and designed by Lord Norman Foster, will bring features wholly unique to Manhattan office space, and will define the 21st-century office building.

With approximately 670,000 rentable square feet, finished ceiling heights of 9.5’, 14.5’ and 41’ featuring floor to ceiling glass, a club floor with collaborative space, gardens and views of the Park, 425 Park Avenue will be a bespoke office building that will serve as the standard bearer for the workplace of the future.

Located in the heart of Miami’s cultural hub, and only steps away from the convenience of Midtown, The Wynwood Plaza is the ultimate destination to work, play, gather, and live.

At once energetic and laidback, sophisticated and electric, this one million square foot mixed-use campus, developed by L&L Holding Company and Carpe Real Estate Partners, is deliberately designed to encourage creativity, expression, wellness, and sustainability.

The project will consist of approximately 1 million GSF of highly amenitized apartments, Class-A office, retail, and parking, oriented around a 25,000 SF open air plaza landscaped by James Corner Field Operations, the architect of New York’s High Line.

The released images here make reference to the 1920’s Art Deco time period. The photo above shows a moody black and white depiction of the new residential development, inspired visually by Hugh Ferriss’ famous series of charcoal sketches that depict the formation of the classical stepped setbacks. Spotlights on both sides of the drawing shine upwards at an angle towards Rose Hill. A mix of modern skyscrapers are blended into the background that include One World Trade Center, the Flatiron Building, the Chrysler Building, the Empire State Building, and of course Rockefeller Center. The rendering on the featured image is a still shot of the tower from a commissioned video by the Rockefeller Group and collage artist Marco Brambilla.

The property sits in a section of NoMad that was once home to a 130-acre estate called Rose Hill Farm. Today, it’s hard to imagine how the island of Manhattan was before the expansion of the Dutch settlement, the street grid, and the ever-growing amount of skyscrapers occupying nearly every block.

In an unprecedented feat of engineering, the historic Palace Theatre will be lifted up 30 feet and incorporated into the new tower, hovering over Times Square. Opened in 1913, the Palace Theatre was originally founded by Martin Beck, a vaudeville entrepreneur. Over the years, the theater has been housed inside three separate buildings. Most of the original theater was demolished in 1988, though its current interior space dates back to its original inception. The original building was replaced by the DoubleTree Suites Times Square Hotel between 1990 and 1991. In 2019, the DoubleTree Hotel was demolished to make way for the start of the TSX Broadway project.

The lifting of the Palace Theatre will involve the usage of a structural steel shoring post and hydraulic jacks to free the structure from the ground. This will allow for the space currently occupied by the Palace’s auditorium and the hotel’s 1987 lobby to be replaced with over 75,000 square feet of experiential retail space extending three stories below ground level and 4,000 square feet of outdoor entertainment space.

After “The Old New York Times Building” was vacated by the newspaper, Blackstone partnered with Gensler to provide repositioning strategy, test fits, massing studies, and tailored marketing packages for the iconic building.

Renovations yielded a 30,000-square-foot marketing center that doubles as a demonstration workplace, featuring showcase amenities—including an indoor bike path—and collaborative spaces centered around the theme “work is play,” to speak to the cultures and workstyles of prospective communications, media and technology tenants.

Environmental graphics, inspired by the legacy of the building’s previous tenant—abstractions of newsprint, headlines and New York Times typography—become background for the next generation of media.
